Top 20 Highest-Value ZIP Codes in Connecticut based on Zillow Data

Connecticut’s real estate landscape boasts pockets of extreme affluence, particularly in areas conveniently located for commuting to New York City. A recent analysis of Zillow’s Home Value Index, coupled with Census Bureau data, reveals a concentration of the state’s most expensive ZIP codes in the southwestern corner, forming a wedge that pushes into New York state. This prime real estate reflects the desirability of these communities as bedroom communities for those employed in the financial and business hub just to the south. The analysis, utilizing median home values from January to December 2024, along with figures from December 2019, showcases significant appreciation in these already high-value markets.

Greenwich emerges as a dominant force in Connecticut’s luxury real estate market, claiming two of the top three spots in the ranking of most expensive ZIP codes. ZIP code 06830, encompassing areas like Belle Haven and Indian Field, takes the top position with a median home value exceeding $2.289 million in December 2024. This represents a remarkable 47.2% increase from December 2019. The area’s high median household income of $146,841, coupled with an even more impressive average household income of $342,910, underscores the significant wealth concentrated within this community. Just to the east lies 06878, covering Riverside, the second most expensive ZIP code. Here, the median home value surpasses $2.259 million, reflecting a substantial 53.7% surge over five years. The median household income exceeds $250,000, with the average reaching a staggering $446,974.

Old Greenwich, represented by ZIP code 06870, secures the third spot on the list. With a median home value exceeding $2.136 million as of December 2024, this area has witnessed a remarkable 54.6% appreciation since December 2019. The median household income of $227,727 and average household income of $354,448 highlight the prevailing affluence. Significantly, over half (54.5%) of households in this ZIP code report annual incomes of $200,000 or more, illustrating the concentration of high earners in this desirable community. The consistent theme of substantial appreciation in home values combined with high incomes continues throughout the top tier of Connecticut’s real estate market.

Moving slightly northeast of Stamford, we find Darien, represented by ZIP code 06820, occupying the fourth position. Encompassing communities like Noroton, Noroton Heights, and Tokeneke, this area boasts an even greater concentration of high-income households, with nearly two-thirds (66.4%) earning $200,000 or more annually. The median household income surpasses $250,000, while the average climbs to $455,045. Darien experienced the most significant appreciation among the top four ZIP codes, with median home values surging 60.1% from over $1.271 million in December 2019 to over $2.035 million in December 2024. This impressive growth further solidifies its position as a highly sought-after and affluent community.

Rounding out the top five is ZIP code 06853, encompassing the Rowayton neighborhood of Norwalk. Situated southwest of South Norwalk, this area experienced the most dramatic appreciation among the top five, with median home values soaring by two-thirds, from just over $1.151 million in December 2019 to nearly $1.918 million in December 2024. This remarkable 66.6% increase underscores the intense demand for properties in this desirable location. With a median household income exceeding $250,000 and an average household income of $378,528, Rowayton solidifies its place among Connecticut’s most affluent communities. This vibrant neighborhood offers a unique blend of coastal charm and convenient access to both Norwalk’s amenities and New York City, contributing to its appeal and driving impressive growth in home values.

Overall, the analysis reveals a clear trend: Connecticut’s most expensive ZIP codes are clustered around communities offering convenient access to New York City, combined with attractive amenities and a high quality of life. The significant appreciation in home values observed across these areas reflects the strong demand for properties in these exclusive enclaves. High median and average household incomes further underscore the concentration of wealth within these communities, solidifying their status as some of the most affluent in the state. The proximity to New York City remains a crucial factor in the desirability of these locations, attracting high-earning professionals seeking a balance between career opportunities and a comfortable suburban lifestyle.
