The top five most expensive ZIP codes in West Virginia demonstrate a consistent pattern of substantial home value growth. Shenandoah Junction (25442), the most expensive, boasts a median household income significantly higher than the state average, with nearly 30% of households earning $200,000 or more annually. Home values in this area have experienced a remarkable 60.4% increase over the past five years, reflecting strong demand and desirable living conditions. Similarly, the second most expensive ZIP code (25443), located along the Potomac River across from Antietam National Battlefield, saw a comparable surge in home values, exceeding 50% over the same period. These areas benefit from their proximity to historical sites and natural beauty, attracting affluent residents and driving up property values.

The third most expensive ZIP code (25446), centered on Summit Point, also exhibits significant income levels and robust home value appreciation, nearing 60% over five years. Interestingly, the median and mean household incomes in this area are unusually close, suggesting a more homogenous income distribution compared to other high-value ZIP codes. The fourth most expensive ZIP code (25414), encompassing Charles Town and surrounding areas, experienced over 50% appreciation in home values from 2019 to 2024, further illustrating the strong market performance in the Eastern Panhandle region. These areas likely benefit from their proximity to employment centers and transportation corridors, making them attractive to commuters and professionals.

The fifth most expensive ZIP code (25430), encompassing Middleway, Leetown, and Kearneysville, also experienced robust home value growth, exceeding 50% over the five-year period and outpacing the national average. While incomes in this area are high compared to the state average, they are not as high as those in the other top ZIP codes, suggesting a more diverse socioeconomic composition. The consistent trend of substantial home value appreciation across all five top ZIP codes underscores the desirability of the Eastern Panhandle region and its appeal to a range of income levels.

The geographic clustering of these high-value ZIP codes in the Eastern Panhandle suggests several contributing factors.
